Sunken Concrete: What You Are Actually Looking At

Sunken concrete is a symptom. The slab has moved because something beneath it changed. Understanding which symptom you have, and how urgent it is, is more useful than jumping straight to a method.

Reading the symptoms

Concrete on grade rests on the ground. When that ground compresses or is carried away, the slab follows it down — sometimes as a uniform drop, more often as a tilt or a single section falling away from its neighbours.

What you can see tells you something about what happened, though confirming the cause takes an onsite look at the slab, the joints, the grading and where water goes.

Common symptoms and what they suggest

A step at a joint

One slab lower than the next. Suggests differential settlement and, on a walkway, a trip hazard.

Water standing on the slab

The slope has changed. Where it drains toward the house, treat it as a priority.

Cracks with a vertical offset

Distinct from a hairline crack; the step suggests movement rather than shrinkage.

A gap under the edge

Visible space beneath a slab edge suggests support has been lost.

Movement underfoot or under a wheel

A slab that shifts may be bridging a space.

A dropped slab at a threshold

A step that has grown at a door or garage opening.

Sound is not a diagnosis

Tapping a slab and hearing something hollow is not confirmation of a void. Slab thickness and what lies beneath both change how concrete sounds. Use it as a reason to have the slab evaluated, nothing more.

Why slabs sink

  • Water and erosion. The most common driver. Water moving beneath or beside a slab carries fine material away.
  • Poorly consolidated fill. Backfill against a foundation or over a utility trench continues to settle for years.
  • Moisture cycling in soils. Ground that shrinks and swells with moisture changes support over time.
  • Freeze-thaw cycling. Repeated freezing works saturated ground beneath slabs in a climate that has real winters.
  • Load. Heavier or repeated loading than the slab and subgrade were built for.

What is urgent and what can wait

Treat as a priority

Water draining toward the house or into a garage; offsets on walkways the public uses; a growing step at a door; obvious continuing soil loss at a slab edge.

Usually can be planned

Cosmetic unevenness away from foot traffic; small offsets that are stable; a slab you plan to replace as part of a future project anyway.
Signs of movement in the structure itself — doors and windows behaving differently, cracks in foundation walls — are a separate matter from a settled slab, and warrant a qualified onsite structural opinion. Slab leveling is not foundation repair.

Will a sunken slab keep sinking?

It depends on whether the cause is still active. Where water is still moving material, further movement is likely; where a fill has finished consolidating, it may be stable. That is a judgement for an onsite assessment.

Can I level a slab myself?

Injection lifting requires equipment and experience, and over-lifting can crack a slab. Surface patching products do not restore support beneath concrete.

Does homeowners insurance cover it?
