Common signs concrete has settled

Settlement rarely announces itself. It shows up as small changes you get used to before they become a problem.

A step where there used to be none

A vertical lip between two slabs, or between the driveway and the garage floor, where the surface used to run continuously.

Water standing after rain

Depressions that hold water, or slabs that now drain back toward the house instead of away from it.

Widening joints and gaps

Control joints that have opened up, or a gap along the garage line that keeps growing.

A slab that tilts

One corner or edge sitting noticeably lower than the rest of the same slab.

A bump when you drive in

A noticeable jolt where the driveway meets the apron or the garage floor.

Cracking that follows the drop

Cracks that line up with the settled area rather than appearing randomly across the slab.

Leveling or replacement?

These are different projects with different costs and different end states. The distinction usually comes down to whether the concrete itself is still sound.

Two established ways to raise a settled slab. Neither is universally better; they behave differently and are priced differently.

Why concrete settles in the first place

Concrete does not usually sink because the concrete failed. It sinks because what was under it moved, washed out or was never fully compacted.

    Fine material moves and the slab loses what it rested on.

  • Poor initial compaction

    Backfill that was never fully compacted keeps settling.

  • Water and drainage

    Downspouts, grading and runoff concentrate water at slab edges.

  • Erosion

    Repeated water movement carries material out from beneath the slab.

  • Freeze-thaw cycles

    Repeated freezing and thawing works on saturated ground.

  • Trench and utility backfill

    Slabs poured over disturbed ground settle unevenly.

Central Indiana gets a genuine freeze-thaw climate and real seasonal rainfall. Repeated freezing, thawing and saturation act on the ground supporting a slab, and drainage details around a house decide how much water gets there in the first place.

Homeowner questions

Is concrete leveling always cheaper than replacement?

Lifting an intact slab is commonly less expensive than tearing out and repouring it, and published cost data generally reflects that. But it is not automatic: heavily broken concrete, very large areas, or a project that needs a redesign can change the arithmetic. Compare both when the slab's condition is in question.

Can leveling fix water pooling on my driveway?

Sometimes. Where the water sits in a depression created by a settled slab, restoring the elevation can restore the drainage that used to work. Where the underlying problem is site grading, downspout discharge or the original slope of the concrete, lifting the slab does not solve it.

How long does concrete leveling last?

That depends far more on whether the cause of settlement was addressed than on the material used to lift the slab. The durability of the lifting material and the length of time the slab stays level are not the same thing.

Do concrete contractors need a state license in Indiana?

Among construction trades, plumbers are licensed at the state level in Indiana; many other contractor requirements are handled locally. Licensing, registration, insurance and permitting requirements may vary by city or county, and should be verified with the relevant local authority for your project.
